Preconstruction Schedule
A preconstruction schedule is developed and used to track the sequence and status of permitting issues and critical design activities leading up to the anticipated construction start date. Specific activities included as part of the preconstruction schedule are:
- Milestone dates concerning local review and approvals,
- Permitting, engineering and design development,
- And tracking deliveries of all long-lead materials and/or equipment.
A brief summary of state and local approvals required for issuance of a building permit often include:
- The Building Department,
- Local Planning Committee
- Fire and Police Departments
- Local utility departments,
- Department of Public Works,
- Traffic Department,
- And Department of Environmental Protection (if applicable).
Construction Schedule
The construction schedule is used to track and control the progress of work throughout the duration of a project. The construction schedule includes activities relative to:
- Project milestones
- The submittal review and approval process
- Material fabrication and delivery lead times
- Construction sequencing and operations on a trade by trade basis
- And project close-out requirements/training/commissioning
Budget
Nauset Budget Services Include:
- A preconstruction budget estimate of the project during design development.
- Obtaining preliminary estimates from subcontractors, vendors and material/equipment suppliers on major scope items.
- Developing a list of value-engineering alternatives for Owner and design consultant’s review and approval.
Cash Flow Analysis
Using project budget and schedule information, Nauset will develop a projected cash flow statement used to assist Owners with financial planning specifically concerning anticipated monthly payment requirements.
Staging & Sequencing Plan
Nauset will develop staging and sequencing plan(s) generally required by the local authorities prior to issuance of the building permit that graphically depict:
- Construction phasing
- Temporary site access
- Required street and/or sidewalk closing
- Locations of construction equipment/staging
- Material storage
- Temporary offices (trailers)
- Temporary utility connections and crane staging areas.
Value-Engineering & Document Review
Nauset will work closely with and provide feedback to the architect and associated design consultants during the development of construction documents (plans and specifications) with attention towards:
- Maintaining the design schedule,
- Reviewing drawings/details as related to “constructability” issues
- Material selection
- Value-engineering alternatives
- And mechanical, electrical and plumbing coordination.
